Residential real estate prices depend on a large number of demand and supply side factors. This book was written after a thorough qualitative analysis of all these factors affecting the residential property market, particularly in Hong Kong. To understand the impact that different demand and supply side variables have on property prices, an extensive Ordinary Least squares (OLS) regression was carried out, and the results are discussed in an uncomplicated manner. The results are not exclusive to Hong Kong, as the findings are suitable to understand real estate in other countries as well. The multinomial logit model indicates that age is the main factor for the household to move from non-poor to poor and sex is a significant factor for being persistently poor. Cost of input, household size and sex are the cause for moving from poor to non-poor. Greater portion of the poor are condensed just below the poverty line. Because of the length of the data, it has become possible to compare aid allocation behavior in the 1980s and the 1990s and to test whether the end of the cold war affected the aid allocation behavior. Self-interest of donor, humanitarian concern, and the policy performance variables are introduced. The results suggest that Japan takes national-interest, recipient-country-need into consideration and pays attention to the democratic environment of the recipient countries. Japanese aid policies have evolved over time; however, not much changes are evident empirically while comparing the aid allocation behavior between 1980s and 1990s. Asian bias prevails in both of the decades.
