The book has been very well taken care of. The covers are exceptionally clean. The wear is minimal, a little rubbing here and there. The book is square and the spine is straight. The binding is quite solid. I found only two instances where there was a thin space over part of the juncture between two facing pages. In both cases the pages are very solidly bound from cover to cover. The covers are nicely, tightly bound. The pages are in generally nice shape. They are very clean. There is some fairly inconspicuous foxing off the top edge of the blank rear side of the front end paper and a little of this can be seen on the title page where it meets with the end paper. I didn't see any other foxing on any of the other pages in the book. A half dozen pages at the end of the book have a crease coming down from their top edge, in a few cases a thin crease comes down to the middle of the page. The previous owner 'Geo. E. Jantzer, Real Estate' stamped their name and address on the front inside cover and front end paper. There are no other markings in the book. There are no attachments of any kind. And no writing of any kind.

Book condition: Cover corners have two moderate bumps and two have a little board showing; spine ends show 1/8 inch of wear. Owner's name, place bought and year is written on the front flyleaf. Internally a damp stain (pale-tan color) shows throughout, along the top margin edge and downward close to the hinge. Otherwise, contents are VG.
