A notice from a landlord is a demand. It is not a court order, and nobody can make you leave on the strength of a notice alone. This short guide, in plain English, covers what happens between that notice and a court's judgment, and what a tenant can do at each step. Eviction is governed by state law, applied by county courts, with a few federal rules underneath. Twelve chapters describe the shape every state shares: how to read the three kinds of notice and what to do in the first day; what a landlord may not do, including lockouts, utility shutoffs and holding your belongings; how to answer a summons without a lawyer, and why letting the case go by default loses everything; the defenses that turn on procedure, service and money already paid; the defenses that turn on conditions and conduct, from habitability to discrimination; the money on the table, from rental assistance and mediation to pay-and-stay and the court registry; what happens in the hearing room and what to bring; and what follows a judgment, including the writ, your belongings and the appeal. Later chapters cover leaving on your own terms, the negotiated move-out and the sealed record, the people who do this work every day at legal aid and court self-help centers, and the special situations: subsidized housing, mobile-home lots, roommates, servicemembers, and survivors of abuse. Appendix A gives the notice period for nonpayment in all fifty states, each cited to its statute section and dated, naming for every entry whether the text was read on the legislature's own site or a dated mirror. Appendix B is a glossary of the words on the papers. Appendix C is a document checklist and a script for your first call. No period in these pages applies to you until you have checked your own state's row and your court's rules, because cities add their own and a lease or a subsidy can lengthen one.
