In the 1990s there has been an increased awareness within the building industry of the importance of building maintenance. Clients now recognize the need to consider the whole-life cost of a building rather than simply the initial capital cost. Consequently there has been an increased demand for formalized maintenance policies and new ways to procure maintenance works. This guidance note deals with the strategic and procedural matters that need to be considered when putting together building maintenance policies and carrying out maintenance works.
